    Default Landlord Changing Terms

    My question involves landlord-tenant law in the State of: Kentucky

    My lease states that I have until the 4th of every month to pay rent, anything after that would be an additional $10/day. Recently the landlord has posted on his mailbox that if you do not pay rent by the 1st you will be penalized an additional $5.00/day it's late. If my lease says I have until the 4th can the landlord enforce the 5.00 late fee?

    if the lease is a written lease and it is a specified term lease, it rules during the term of the lease. If this is a month to month tenancy (yes, the rent contract is still a lease), with proper notice the terms can be changed.
