Mineral Title Not Owned by Landowner

My question involves real estate located in the State of: Texas or typical oil and gas state.

Is there a typical percentage of private landowners whose underlying mineral rights is owned by a third party (eg Gas company).
That is, by Title percentage or per hectare percentage?
