Noise from Bar Next Door

My question involves landlord-tenant law in the State of: TX

My landlord in my initial lease informed me of his opening of a 'restaurant' next door that has now evolved into a music venue/bar. Bands routinely play until 2AM with noise so loud it vibrates the walls. I am able to make out the lyrics of the songs, it is so loud. I have complained numerous times, but do I have any real recourse?

When you were informed of this, what kind of checking into the nature of the venue did you do?

Generally, it's your responsibility, when choosing to reside near a place of business, to check the business out and make sure you can co-exist peacefully.

The building was under construction when we were moving in, so it was impossible to know what it would later become. I know anything verbal is non-binding, but he told us that he spent $X amount soundproofing the place, and that it'd be sound free. I wouldn't care so much, but I'm a student.
