    Default One Month Extension to Lease

    My question involves landlord-tenant law in the State of: Illinois

    Here are the quick facts.

    We currently rent. The lease expires on April 30. On Feb 28 our landlord indicated via we couldn't renew because he was going to renovate the unit, but we could have one additional month, if need be. He also said "I've attached a letter to this effect", but nothing was attached. I immediately responded via email requesting the additional month. On March 19th he wrote us via email stating "Wanted to check in to see if you will be requiring an additional month prior to move-out, or if you will be out by April 30th. Please let me know.", to which again I responded immediate that we needed an extra month. Today (March 22) he asked that we complete a form that indicated we are renewing for 1 month at a rate that is $250 more than our previous monthly rent. This form was supposed to be the "letter" he thought he previous attached, but had not. I told he we never received the form and he resent it.

    So, I was under the impression that we had a written agreement to renew for a month, via email, at the previous rate since there was no indication of an increase until today. We need to stay, but are outraged by the price increase. Do we have any legal rights here?

    where did you get that impression? Even what you posted here does not suggest it was a 1 month extension of the existing lease. All I see is is he offered to rent the property to you for one month beyond the expiration of your lease. I see nothing suggesting there were any terms discussed or reached.
