HELOC with Forclosure

My question involves collection proceedings in the State of: NV
My house forclosed in 2010 after I attempted to short sale it for 2 years. I thought the second mortgage debt went with the forclosure. I am now getting calls from a debt collector and I do not know what my legal options are and I am worried about my wages being garnished.

Nevada is a recourse state, so if the house wasn't sold for enough money to pay off the second mortgage that lender may pursue you for the rest of the money you owe.

Your most obvious options are to (a) pay the debt, (b) negotiate for a lower payoff or payments, or (c) decline to pay and see what action they take.
