What Do I Owe if Breaking a Lease

My question involves landlord-tenant law in the State of: PA

I just signed a rental lease which obligates me until Feb 2013; however, I have come into an inheritance and would like to buy a house. If i break my lease, say in October of this year, am I obligated to pay until the lease expires? or does she just keep my security??

She's entitled to take you to court to force you to pay until she re-rents the apartment. You'd do well to discuss things with her to see what she's willing to accommodate.
