    Default Adding a Child's Name to the House Title

    My question involves real estate located in the State of: California

    I am planning on moving into a house with my parents and my sister and her husband. My parents do not have good enough credit to have the house put into their name so I am applying for the loan under my name. I was told that my credit is good enough but I do not make enough money to be approved for a loan. My brother in law makes enough money so my parents decided to add his name to the house. However, other then the rent we will be paying to my parents they will be making all the payments towards the home.

    I do not completely trust my brother in law (although my parents do) he's only been with my sister for a few months now and is moving in only because she is pregnant. How can my parents protect themselves in the case that something goes wrong. Say my sister and brother in law get a divorce, or for any reason he just decides that he wants them out of the house because his name is on the title.

    "Adding names" to deed isn't some membership in a club. It's actually giving ownership to the people listed. Who else is on the deed? He can't just kick other owners out. He can force (with legal effort) a sale of the place if he wants to cash out of his share of it.

    Ah okay thank you very much. We haven't bought the house just yet. When we do however, it will be just me and my brother and law on the deed. My parents are the ones paying for it though.

    Yes, I have that feeling as well. But my father won a settlement in and is looking to buy a house. I might end up just backing out completely. But I wanted to know what I could just in case.
