My question involves landlord-tenant law in the State of: Minnesota

Roommate owes past rent and won't move out. What can I do?

1. Roommate and I on original lease of 1 year. Landlord wanted new lease signed with rent increase. No new lease ever signed. Been Holding over for 6 months.
2. Roommate behind on rent and gave proper written notice to move out.
3. Roommate doesn't move out as stated in notice to landlord.
4. I have new roommate to move in and wanted to sign new lease.
