Quitclaim process

I have been considering purchasing a tax sale deed. What is the process for getting a quitclaim deed on the property? If the dead was sold by the county, does the county sign for a quitclaim or do the prior owners sign? How often are their problems with this?

If you purchase from the county on a tax sale, you get a deed from the county. If you also got a quitlcaim deed from the former owner, that would resolve your title in advance of the expiration of any applicable redemption period following the sale.

The sheriff's deed has no warranty. I guess I'm wondering the best way to resell the property later -- lenders don't like buyer beware situations Any suggestions?
