My question involves an eviction in the state of: Colorado
I own a condo.
I have a month to month agreement with a roommate who has stopped paying his rent. It's just a verbal agreement, and he's been here about 2 years.
He said he would pay January and February's rent by now, and he knows that if he doesn't, he needs to leave at the end of February. Well he hasn't been home for THREE weeks! lol His room is trashed and all his furniture and electronic equipment is just sitting in there.
I know I need to give him 30 days notice, but how? I have no idea where he's living now or works. I don't think he works. Do I need to go to the court to get eviction papers? If so, how does this work if he's not around to give them to?
I was HOPING I could email him, and put the papers up on his door, and then after the time is up, I would just move his stuff out and into storage for a month or two.
