    Default Buying out a sibling

    There is a home that is owned between 3 siblings in the name of the estate of their mother. One of the siblings has offered to allow the other 2 to buy him out at a very low price. What would have to be done to make this legal and binding? This is in Philadelphia, PA.

    The easiest way would be to have him quitclaim his interest to the other two siblings in exchange for the payment. The better way would be to use a warranty deed, which would create a cleaner chain of title. One way or the other, I suggest getting the help of a real estate lawyer to draft the deeds.
