    Default How to Convey Home in Family Trust to Son

    My question involves real estate located in the State of: California
    My parents want to transfer ownership to me (their son) of a home in california which is recorded as "Lastname, Firstname and Firstname, Co-trustees of the 1991 Trust".

    We've been advised to just Quitclaim the property over, but to "be sure and checkmark the line noting that the transfer is from parents to a son."

    We cannot find any quitclaim forms which include such a provision, and we're also unsure about how the "co-trustees" designation in the county recorder's office might affect this.

    Can you help?

    You've been advised by whom? If you're being advised by a real estate lawyer, have your lawyer draft the deed.

    I can't read the terms of the trust from here. They may need to transfer the property back to themselves (out of the trust), then to you.
