Is there anything we can do to protect that small section of property so a new owner can’t just arbitrarily tell us to move the fence off their property?
the only thing you can do if they do tell you to get off their land is to sue to quiet title under either an adverse possession claim (where you would end up owning the land if you won) or under a claim of prescriptive easement (where you would be allowed to continue to use the property in the manner which you have been but you could not exclude the true owner from using the property).
It isn't normally cheap to fight such a claim and if the owner has title insurance, you would be facing their legal department.
You can file such a suit proactively or reactively.
I have not researched the time requirements to be able to make such a claim. It may or may not be a possibility in your sitaution based on time. If the requisite time period has not passed or any other element of such a claim has not been met, you simply would have no defense to their demands for you to remove your property and self from their property.
