Life Tenant's Resposibilities to a Life Estate

My question involves real estate located in the State of: Tennessee
In my stepdad's will he left his house to my teenage son and mom has a life estate in the house. The mortgage and taxes are being paid out of my stepdad's estate which my mom has settled. What are my son's responsibilites for the house especially if due to illness my mom cannot live in it?

Mom could, at that point, convey him her interest in the home, giving him full title; or if she's not paying her obligations (e.g., taxes, insurance, the interest portion of the mortgage payment, routine maintenance) he might have to bring a lawsuit to protect his interest against "waste".
